What We Do

Research that changes practice

The Plinthos Institute is the research programme of Plinthos Technologies Ltd. We produce census-level benchmarking, peer-reviewed research, and policy evidence on ESG disclosure quality in UK and international real estate markets.

Benchmarking

Disclosure Quality Index

Annual scoring of all UK-listed REITs against a proprietary 120-point framework. The DQI measures what investors can actually read, verify, and act on. Not performance. Not ratings. Disclosure quality.

Peer-Reviewed Research

Academic Publications

Our findings are published in peer-reviewed journals and on SSRN. The flagship study reveals that disclosure infrastructure choices, not firm structure, determine ESG reporting quality.

Policy

Regulatory Evidence

We submit evidence to regulators and policymakers including HM Treasury, the HKMA, CRREM, and RICS. Our research informs how disclosure standards evolve.

Convening

Events and Speaking

Industry panels, university events, and practitioner roundtables that bring together fund managers, valuers, regulators, and researchers around ESG disclosure.

Flagship Publication

The Disclosure Quality Index

The first census-level assessment of ESG disclosure quality across all UK-listed REITs. Published annually, the DQI scores what companies say and whether it gives investors the data they need to make decisions.

The 2025 baseline reveals a 72-point quality gap between the sector's strongest and weakest reporters. Eight companies (33%) achieve Sector Leader status. Three remain at Pre-Disclosure level.

Working Paper · 2026

What Makes a "Good" ESG Report? Evidence from UK REITs

Census of all 24 UK-listed REITs over four fiscal years. Key finding: the 72-point disclosure quality gap is driven by three specific infrastructure choices (SBTi commitment, external assurance, GRESB participation) that any company can make within 18 months. Management structure, once controlled for, has no independent effect.

About

Founded on independence

The Plinthos Institute is led by Dr Yishuang Xu, Senior Lecturer in Real Estate at the University of Manchester and founder of Plinthos Technologies Ltd.

The Institute's research is independent of its advisory practice. The DQI methodology is applied consistently to all companies in the dataset regardless of any commercial relationship. Scores are calculated before any advisory engagement begins. The 120-point scoring rubric is available for research verification on request.

Research integrity. The DQI scores disclosure quality, not ESG performance. A company with high emissions but transparent, assured reporting scores higher than a company with low emissions but vague, unverified descriptions. Individual company scores are shared privately on request; they are never conditioned on a commercial relationship.
