CRREM Excel Tool Retired July 2026: What Changed and What Didn't

Six weeks after the CRREM Excel tool was permanently withdrawn — what actually happened, how the market adapted, and what practitioners need to know now.

The CRREM Excel tool was permanently retired on 1 July 2026 as announced, and six weeks on, the practical impact has been less disruptive than many feared — the pathway data and methodology remain freely available through the CRREM Library, and the ecosystem of third-party tools has absorbed the demand without a gap in practitioner capability.

The weeks leading up to the retirement generated significant anxiety across the UK real estate ESG community. Fund managers, asset managers, and sustainability consultants who had relied on the Excel tool as their primary interface for transition risk assessment needed alternatives. Now that the dust has settled, the picture is clearer.

What Actually Changed

The Excel spreadsheet that practitioners downloaded from the CRREM website — the tool where you inputted building data and received a stranding year — is gone. It is no longer available for download, it will not be updated, and CRREM has confirmed there is no plan to develop replacement frontend tooling. The Foundation has refocused on its core mission: maintaining the scientific methodology and pathway data.

What did not change is everything that made the Excel tool work. The Global Pathways dataset (year-by-year energy and carbon budgets by region and property type), the Emission Factors dataset (per carrier, per country, per year), and the Technical Blueprint (the complete calculation specification) all remain permanently open-access in the CRREM Library. The science is intact. Only the frontend disappeared.

How the Market Adapted

Three patterns emerged in the six weeks since retirement. First, the 40+ existing CRREM Licence Partner platforms (Measurabl, Deepki, Scaler, and others) saw increased enquiry volume from practitioners who had been using the free Excel tool and now needed a commercial alternative. Second, free browser-based tools — including the Plinthos CRREM Misalignment Engine — absorbed demand from individual practitioners who needed single-asset calculations without a software subscription. Third, a small number of organisations with in-house data teams built their own implementations from the Technical Blueprint.

The net effect: The retirement forced practitioners to choose between three options that existed before but were less visible. The Excel tool's convenience had masked the availability of better alternatives. For portfolio-level analysis, commercial platforms offer batch processing, aggregated risk profiles, and reporting output that the Excel tool never provided. For individual assets, free tools deliver the same calculation instantly in a browser.

What This Means for Valuers

For chartered surveyors producing RICS 4th Edition-compliant valuations, the Excel retirement changes nothing about the compliance requirement — you still need to document stranded asset risk using CRREM methodology. What it changes is the tooling. If you were using the Excel tool to generate the CRREM misalignment year for your valuation inserts, you now need an alternative source for that data point. The Plinthos CRREM Misalignment Engine provides this for free, and Plinthos for Valuers generates the complete four-module ESG valuation insert including the stranded asset timeline.

The underlying message is one the CRREM Foundation has been signalling for over a year: CRREM is a methodology, not a product. The methodology is permanent and open. The ecosystem of tools built on it will continue to grow. The Excel tool was a useful starting point, but the market has matured beyond it.
